What does a lender think you earn?

A bank statement lender does not read your tax return. It reads your deposits, takes your ownership share, and then subtracts an assumed expense factor. This does that arithmetic in front of you, with the deduction shown as its own line — because that line is the negotiation.

What this means for a payment

The assumptions, stated.

  • Deposits are treated as eligible in full. In a real file, transfers between your own accounts, refunds, loan proceeds and one-off asset sales are removed first, which usually lowers the total.
  • The expense factor is applied after the ownership share, which is the common order but not universal.
  • The housing-budget line assumes no other monthly debts. Car payments, cards and student loans all come out of the same ratio.
  • Nothing here accounts for credit score, reserves, property type or the programme’s own minimum income. All of those can change the answer.
