Privacy
Short, because there is very little to say. This site has no server, no database, no analytics and no third-party scripts.

What is collected
Nothing is collected. There is no analytics tag, no advertising pixel, no session recorder, no chat widget, no A/B testing tool and no tag manager on any page of this site. No request leaves your browser to any third party other than the content delivery network that serves the pages themselves.
What is stored on your device
If you choose to keep your display preferences, four values are written to this browser’s localStorage. They never leave the device and cannot be read by anyone else:
fm.theme— whether you asked for light, dark, or to follow your operating system.fm.palette— which of the five ink sets you picked.fm.reading— text size, high contrast, reduced motion and link underlining.fm.cookie— the answer you gave to the storage receipt, so it does not ask again.
Declining on the storage receipt clears all four immediately and stops any being written. The site behaves identically; it simply forgets you between visits. There is a fifth key, fm.studio, which appears only if you have opened the studio customizer with ?studio=1 and changed something.
Cookies
None. Not one, of any kind, first-party or otherwise. localStorage is not a cookie, but it is storage on your device, which is why it is disclosed here in the same breath rather than hidden behind the distinction.
Forms
The contact form, the calculator lead forms and the “email me this result” field all validate what you type and then show a thank-you state. There is no endpoint behind any of them. Nothing you type is transmitted, logged, queued or retained, because there is nowhere for it to go. Closing the tab discards it.
Calculators
Every calculation runs in your browser. Your figures are placed in the address bar so that a result can be shared as a link — which means that if you paste that link somewhere, the numbers in it travel with it. That is the only way any figure you type leaves your machine, and it happens only when you choose to share it.
Server logs
The pages are served by a content delivery network, which — like every web server — sees the requests it fulfils. That is outside the control of this demonstration and is the ordinary condition of the web. No additional logging, enrichment or profiling is performed by this site.
What a real practice would need here
A live mortgage brokerage handles genuinely sensitive information: income, assets, identity documents, credit reports. A real version of this page would have to describe lawful basis, retention periods, who the data is shared with, how a consumer report is obtained and disputed, and the rights available under the relevant federal and state regimes. It would be written with counsel. This page is not that, and this site is not that.
Contact
There is nobody to contact about a privacy matter here, because there is no personal data and no data controller. The addresses on this site are fictional by construction.
